As the Owners Representative, our role is to act as an advocate to our clients. By gaining an understanding of the client’s expectations during the preconstruction phase we ensure the expectations are met in the construction phase. The following highlights the services provided by J.S. Altimore, LLC during the three phases of construction.

 Preconstruction Phase

The objective of the preconstruction phase is to produce the plans and documentation necessary for the smooth, efficient execution of the construction phase. We assist the owner and architect by providing services that will finalize the documents by establishing the budget and schedule to meet the expectations of all parties. We provide the following preconstruction services:

  • Budget/cost estimating

  • Project schedule development

  • Cash flow projections

  • Familiarize the team on all building requirements

  • Contract drawing coordination and constructability analysis

  • Permitting coordination

  • Bidding process / Evaluation Process

  • Consultant selection

  • General contractor, sub-contractor, supplier selection

 Closeout Phase

We believe that project closeout starts at the beginning of the project. At project startup we develop a closeout matrix to follow throughout the life of the project. Our commitment to detailed preparation ensures each project has a seamless, timely, and efficient closeout. We provide the following closeout phase services:

  • Punch list review

  • Systems testing

  • Systems training

  • As-built drawing review

  • O&M manual review

  • Attic stock assessment

 Construction Phase

Upon completion of the preconstruction phase, we dedicate our time to the management of the general contractor, project schedule, and budget. We are the centralized point of contact for the owner, architect and general contractor. We provide the following construction phase services:
