 Pay Requisition Review

J.S. Altimore, LLC verifies each consultant and contractor pay requisition is compliant with the contract documents and accurately represents the percentage of construction work in place. In addition, we confirm if the proper authorizations have been given for each payment requisition. When stored materials are invoiced, we make certain the required due diligence procedures are followed.

 Construction Monitoring and Reporting

During construction much time and attention is required to ensure the client is receiving the product for which he or she is paying. J.S. Altimore, LLC performs regular due diligence inspections to ensure these specific quality standards are met as well as to verify the proper the current invoices are in line with the actual construction progress and schedule. Clients are given regular scheduled progress reports verifying the status of the project.

J.S. Altimore, LLC works with the client to select the best consultants and contractors to best fit the project’s needs. We selectively solicit and competitively bid each parties scope of work. Once the qualified parties have been selected we work with our clients to negotiate the contacts and ensure the he or she is receiving the best value of work.

The key to making an educated, appropriate decision is comprehensive documentation. J.S. Altimore, LLC maintains careful records and continuously tracks and maintains the project budget. All change requests are verified to ensure the work requested is outside the contract’s scope and is beneficial to the project.

 Cash Flow Analysis

J.S. Altimore, LLC works with the contractors and the developer to create an accurate projected cash flow. Each month we track the contractors pay requisitions against the cash flow projections.

 Schedule and Phasing Management

Scheduling is not a static, one-time event, but a process initiated at project inception and continues through completion. J.S. Altimore, LLC manages a total project schedule document, which is a collaborative effort between all major stakeholders. The master schedule includes design, construction, owner, and commissioning activities which assist in the timely completion of our projects.
